About retaining wall repair & replacement

A retaining wall that leans, bulges, cracks or sheds blocks is under more pressure than it was built for. Usually the cause is water trapped behind the wall, a weak base, or a wall that was too tall for its design.

Small problems can sometimes be repaired by rebuilding a section and adding drainage. Walls that are badly leaning or failing usually need to be taken down and rebuilt correctly. Waiting tends to make the job bigger and can put driveways, foundations and neighbors at risk.

Warning signs

  • The wall leans outward or the top is out of line
  • Bulging in the middle of the wall
  • Cracks that are growing or stair-stepping
  • Blocks, stones or caps falling off
  • Water or mud seeping through the face or out the bottom
  • Soil sinking or cracks opening in the ground above the wall
  • Rotting or broken timbers

The process

What the work usually includes

Assessment

The contractor checks the wall, the base and the drainage to find out why it is failing.

Repair or rebuild plan

You get options: repair a section, add drainage and anchors, or rebuild the wall.

Take down and rebuild

Failing sections are dismantled, the base is corrected, and the wall is rebuilt with proper drainage and reinforcement.

Prevent repeat failure

Downspouts and surface water are redirected away from the top of the wall.

Questions

Retaining Wall Repair & Replacement FAQ

Still have a question? Call (423) 395-1848.

Can a leaning retaining wall be fixed?

Sometimes. A wall with a small lean may be stabilized with drainage and anchors. A wall that is leaning badly or bulging usually needs the affected section rebuilt.

Is a failing retaining wall dangerous?

It can be. A collapsing wall can damage driveways, structures and neighboring property. If a wall is moving quickly, keep people and vehicles away and call a contractor.

Does homeowners insurance cover retaining wall failure?

It depends on your policy and the cause. Many policies exclude damage from settling, poor construction or gradual erosion. Check with your insurance agent.
